Estate agents are used when purchasing and selling property.
An estate agent is a professional that the consumer employs to help in the sale of their property or when trying to find a property to buy. The estate agent would be able to do the time consuming tasks that are involved in buying.

Example: Selling Property
Eestate Agents are able to assist you in selling your house. They can help to find potential buyers and should you be unable to show potential buyers around your property they will be there to do it for you. Estate Agents will take photos of your property and make descriptions available to potential buyers. You will of course have to pay the estate agent a fee for this service but it can help you get that sale quicker than if you tried to do it yourself.

Research the Market
Find out what other properties are up for sale in your area and see how quick they are selling? Compare your property to those ones already on the market, Take a radius around your own property, look at those properties that are similar to yours, ask yourself does yours have anything more to offer, is the price that you want in line with the competition, should you be asking more or less.

Sellers Disposition
When selling your property always have a positive attitude as the potential buyer may sense this. Try to de clutter your home before a viewing, a room can look so much bigger if it is not full of clutter. A potential buyer may ask you why you want to sell the property, you should always have a good reason for selling the property, always be very calm otherwise the potential buyers might be put off and may offer way below the asking price or not make an offer at all.

Target the Buyers
If you think your property would benefit first time buyers then target them, you may want to consider including in the sale such things as appliances, carpets and curtains. Try to find out more about your local amenities and any entertainment in the area as this may be a great selling point for buyers. Tell them where the nearest school, shop or leisure center is, basically anything that would help sell your property.

Presentation
Always make sure that your property is clean and tidy and take advantage of its best features. Make sure that the garden and the exterior of the property is neat and tidy. You don't have to get rid of all your clutter just put it out they way temporarily, in the shed maybe, untill you have got that sale.
